Low Cost Agents – Let’s Take A Closer Look…

As a landlord, I am sure that you have come across the numerous low cost agents offering to let your property for low, low fees compared to the traditional high street agent. Names like Purple something or other to do with walls is one example…..

I decided to take a closer look at what these on-line agents had to offer and compare it to what we are doing at househandlers.

So what does househandlers have that other online agents don’t?  Well, a wealth of experience in and around our area – we live here and we have let and managed property here for many years. And to offer you peace of mind that we know what we are doing, we’re accredited members of ARLA, the industry professional body, members of The Property Ombudsman, Deposit Protection Service(DPS) and we carry Client Money Protection insurance. So you can rest assured we will look after your investment and your rent.


Most of the low cost agents are online only. This is a massive saving for them in office rents. However, this is not ideal for their clients, both landlords and tenants. The houshandlers business model has avoided the high costs of having prestigious offices in prime locations.   Our central Surbiton office is easy to find for both landlords and tenants but being on the first floor translates into savings on rent which can be passed onto our landlords in lower fees.

Our thinking went along the lines of …Why do landlords need to pay high fees to an agent with a high street office when everyone starts their search online for property these days? Gone are the days when tenants wandered from office to office looking for their next home.

Our main investment is in our online presence, where your tenants are searching. You’ll find us on all the major property portals such as Rightmove, Zoopla, Primelocation and lots of smaller ones too.

But what about the cost I hear you cry, how do your costs compare to the big low cost on-line agents? This has to be the best part. It was for me!

Here’s an example:

Rent £1550 per month.

To find a tenant and manage that property, the online agent will typically charge a total of £2,111 for a one-year tenancy.

That includes almost 50% as a lump sum payment at the beginning of the tenancy when finances are at their tightest for landlords.

Compare that to househandlers who charge £1,860 for the year and that is spread into 12 monthly payments of £155 as the rent is paid.

That’s saving of over £250 over the year with no upfront payments and the peace of mind of dealing with a local, experienced professional.

So there you have it; you can rest assured that not only are you saving money by using househandlers’ services compared to the high street agent, you are also able to benefit from our local knowledge and presence in the area and still save money over the large online agents.
